Fogging or cloudiness between panes

The seal on your double-pane unit has broken down. The moisture is inside the glass, not on the surface. You can't clean it off. Replacement is the only fix.

Visible cracks or chips

Any crack in a residential pane is a security and energy risk. Small chips sometimes stabilise in single-pane glass, but cracks spread, especially through Calgary's Chinook temperature swings.

Cold draught near a closed window

Could mean the glazing compound has dried out, or the frame seal has failed. Not always a glass job, but worth a proper look. We'll tell you which one it is.

Rattling glass in the frame

Window Glass, Single-Pane Through Triple-Pane.

A broken single-pane window is the most straightforward job we do. Remove the damaged pane, cut a new one to size, fit and seal it. Most of these are done in under two hours.

Double-pane units are a different situation. An insulated glass unit (IGU) is two panes sealed together with a spacer bar and a gas-filled gap between them. When the edge seal fails, moisture gets inside. You see fogging or condensation between the panes that won't wipe off, because it's trapped inside the unit. The only fix is replacing the unit. The glass comes out, a new IGU goes in.

Triple-pane units we handle on request. Less common in older Calgary homes but standard in newer builds from the last decade. Costs a bit more to source but the installation process is essentially the same.

Worth clarifying: A failed double-pane seal is a glass problem, not a frame problem. The frame stays. We replace the sealed glass unit inside it. Full window replacement, where the frame gets pulled from the wall entirely, is a different trade and a very different cost. If your frame opens, closes, and seals against the wall properly, there's no reason to go that route.

Shower Glass, Patio Doors, and Other Residential Glass.

Shower glass is regulated in Alberta. Tempered safety glass is mandatory for shower enclosures under Alberta Building Code Section 9.8. Framed shower doors use 6mm tempered glass; frameless enclosures use 10mm. If a door panel has cracked or a hinge has pulled loose, we replace the glass and sort the hardware.

Patio door panels we handle regularly. A shattered sliding door panel gets replaced glass only, into the existing frame. Bay windows, picture windows, and skylights we assess on a case-by-case basis. Skylights are doable too, though we'll confirm accessibility on-site before committing to a quote.

Making the right call

Glass-Only Repair or Full Window Replacement. Which One Do You Actually Need?

This is the question we get most. And it matters because the cost difference is real.

Glass-only repair makes sense when:
The frame is sound, opens and closes properly, no rot or warping
Only the glass or IGU has failed, the rest of the window is fine
You want to upgrade to low-E glass without changing the frame
Damage is isolated to one or two panes in an otherwise good window
Full window replacement is worth considering when:
The frame is damaged, rotting, or no longer sealing against the wall
The window is over 20 years old and frame hardware has also deteriorated
You're renovating and want a different window style or size entirely
Multiple windows across the house have all aged out at the same time

In practice, the majority of calls we get are glass-only jobs. The frame's fine. Something has cracked, failed, or taken a hit. In those cases, a glazier is what you need, not a window company. If it turns out during the assessment that the frame has issues, we'll tell you that too. We don't gain anything by recommending a full replacement when it isn't warranted.

Upgrading Glass When You Replace. Is It Worth It?

Short answer: often, yes. Especially in Calgary. If you're replacing a failed IGU anyway, the frame is already out of the equation. The cost difference between a standard replacement unit and a low-E unit is smaller than most people expect, and the performance difference in a Calgary winter is real. Low-E glass reduces heat transfer through the pane by 25 to 50% compared to standard glass, which adds up across a full heating season.

A metallic coating on the inner pane reflects heat back into the room in winter and blocks solar gain in summer. Best all-around upgrade for most Calgary homes replacing a failed IGU.

Argon-Filled IGU

That's exactly what we do. The glass unit comes out, a new one goes in, and the frame doesn't move. This applies to single panes, double-pane IGUs, and shower panels. If the frame itself is damaged or structurally compromised, that's a separate issue we'd flag during the assessment, but in most residential calls the frame is perfectly fine.

The edge seal between the two panes has failed. Once moisture gets inside the unit, it condenses on the inner glass surfaces. It won't clear because it's not on the outside of the glass. There's no repair for a failed seal. The entire IGU has to be replaced, glass only, the frame stays in place. Most residential IGU failures in Calgary happen between the 15 and 20 year mark, sometimes earlier given the climate.
