Why your glass keeps failing

Calgary is rough on glass.

No other Canadian city stacks these stressors the way this one does. A sealed unit that lasts 20 to 25 years in Winnipeg or Halifax is typically showing seal failure at 12 to 15 years here.

Chinook cycles are the main reason. A front rolls in, temperatures jump 20°C in a matter of hours. Environment Canada has documented this as the leading cause of thermal stress cracking and accelerated seal failure in Calgary’s double-pane units. The glass and frame expand at different rates, the edge seal takes the strain, argon escapes from the gap over time, and moisture creeps in. That is when the fogging shows up.

Add −30°C winters and the UV intensity at this altitude and you’ve got glass that genuinely earns its replacement. One bad hailstorm in July can take out multiple panes across a property. We’ve seen it across every quadrant, every summer.

Pre-1990 homes (Brentwood bungalows, Glamorgan split-levels, original Varsity single-panes) are running glass well past service life. Late-90s and early-2000s builds in Signal Hill and Cranston are hitting the IGU-failure bracket now. We’ve replaced hundreds in these exact areas. The failure patterns get familiar fast.

Repair the glass, or replace the whole window?

Most callers want an honest answer to this before they decide anything else. Most calls we get, the frame is perfectly fine and the glass-only route saves the customer significant money. We look at the frame first, then give you a straight recommendation.

Glass-only works when
  • A pane is broken or cracked and the surrounding frame is structurally sound.
  • Your double-pane unit is fogged: condensation between layers confirms the seal has failed. New IGU, same frame.
  • You want to upgrade from single-pane to a double-pane insulated unit for better thermal performance.
Full replacement when
  • The frame itself is rotten, warped, or structurally compromised.
  • Window hardware (locks, cranks, mechanisms) has also failed and isn’t worth keeping.
  • You’re renovating and want a different window style or configuration entirely.

    Standard residential glass is usually ready within a day or two. Specialty orders (argon-filled Low-E units, large commercial panes, thick tempered panels) depend on the spec and take longer. We give you a realistic timeline before anything is ordered.

    Install: clean, sealed, guaranteed.

    Old glass removed, opening prepped, new glass fitted and sealed, site left clean. Single-pane jobs usually wrap in one visit. Sealed unit and frameless shower jobs take two. Backed in writing when we leave.

  • Residential window glass repair runs $100–$600 depending on what’s needed. Glass-only pane replacement costs $150–$450 for a standard size.   • In most cases, yes. The glass gets replaced and the frame stays. A fogged double-pane is a failed seal, not a failed frame. New IGU goes into the existing frame opening, properly sealed. Faster, cheaper, and less disruptive than pulling the whole window.
  • No. Great Choice Glass is fully mobile. The glazier comes to your home or business, measures on site, sources or cuts the glass to spec, and returns to install. Nothing needs to move from your end.
  • Worth it in most cases, especially if the sealed unit is being replaced anyway. Low-E glass has a thin metallic coating that reduces heat transfer 25 to 50% compared to standard float glass, which matters on a −30°C night. It also reduces UV transmission in summer, protecting flooring and furniture. Modest upcharge, pays back over time. We’ll tell you honestly whether it makes sense for the specific window before you commit.
  • Most Alberta home policies cover sudden glass damage from break-ins, hail, and accidental impacts. Gradual seal failure or age-related deterioration usually isn’t covered. Check your policy under glass coverage or accidental damage clauses, and factor in your deductible before deciding whether to claim. We work with whatever approach you choose.
  • Single-pane jobs are usually finished in one visit lasting under an hour. Double-pane IGU replacements need two visits: one to measure, one to install once the glass arrives, typically a few days apart. Commercial and frameless shower jobs depend on the spec.
