Signs Your Residential Glass Needs Attention.
Some damage is obvious. A rock through a pane, post-hailstorm breakage. But a lot of residential glass problems are gradual, and Calgary homeowners often wait longer than they should because they're not sure the situation is serious enough to call.
The seal on your double-pane unit has broken down. The moisture is inside the glass, not on the surface. You can't clean it off. Replacement is the only fix.
Any crack in a residential pane is a security and energy risk. Small chips sometimes stabilise in single-pane glass, but cracks spread, especially through Calgary's Chinook temperature swings.
Could mean the glazing compound has dried out, or the frame seal has failed. Not always a glass job, but worth a proper look. We'll tell you which one it is.
The pane has lost its glazing seal. Common in Calgary homes from the 1980s and 1990s. Usually a re-glazing job or IGU replacement, depending on the window type.
UV degradation in older glass, typically on south-facing windows. More of an aesthetics issue than a structural one, but it does reduce solar performance and insulation value over time.
A bit of surface condensation in cold weather is normal. Persistent condensation that stays throughout the day suggests the glass is no longer performing properly.
Call us and describe what you're seeing. We can usually give a rough diagnosis over the phone before coming out.
What we repair and replace
All the Glass in Your Calgary Home.
Window Glass, Single-Pane Through Triple-Pane.
A broken single-pane window is the most straightforward job we do. Remove the damaged pane, cut a new one to size, fit and seal it. Most of these are done in under two hours.
Double-pane units are a different situation. An insulated glass unit (IGU) is two panes sealed together with a spacer bar and a gas-filled gap between them. When the edge seal fails, moisture gets inside. You see fogging or condensation between the panes that won't wipe off, because it's trapped inside the unit. The only fix is replacing the unit. The glass comes out, a new IGU goes in.
Triple-pane units we handle on request. Less common in older Calgary homes but standard in newer builds from the last decade. Costs a bit more to source but the installation process is essentially the same.
Shower Glass, Patio Doors, and Other Residential Glass.
Shower glass is regulated in Alberta. Tempered safety glass is mandatory for shower enclosures under Alberta Building Code Section 9.8. Framed shower doors use 6mm tempered glass; frameless enclosures use 10mm. If a door panel has cracked or a hinge has pulled loose, we replace the glass and sort the hardware.
Patio door panels we handle regularly. A shattered sliding door panel gets replaced glass only, into the existing frame. Bay windows, picture windows, and skylights we assess on a case-by-case basis. Skylights are doable too, though we'll confirm accessibility on-site before committing to a quote.
For more detail on shower enclosures specifically, see the shower glass repair and installation page. Custom glass installations have their own page too.
Making the right call
Glass-Only Repair or Full Window Replacement. Which One Do You Actually Need?
This is the question we get most. And it matters because the cost difference is real.
In practice, the majority of calls we get are glass-only jobs. The frame's fine. Something has cracked, failed, or taken a hit. In those cases, a glazier is what you need, not a window company. If it turns out during the assessment that the frame has issues, we'll tell you that too. We don't gain anything by recommending a full replacement when it isn't warranted.
More detail on specific window types is on the window glass repair and replacement page.
The process
How a Residential Glass Repair Job Works.
Pretty straightforward. We show up, look at the damage, take measurements from the existing frame, and tell you what needs doing and what it'll cost before we start anything. No commitment required at that point.
On-site assessment
We look at the break, the frame condition, the glass type, and the size of the opening. Free quote before anything begins.
Precise measurement
Exact measurements from the existing frame. A pane that's 2mm off won't seal properly. This is where experience matters.
Safe removal
Damaged glass removed carefully with proper disposal. No mess left behind. Standard sizes sourced quickly; specialty units take longer but we'll flag that upfront.
Install and seal
New glass fitted, sealed, and checked before we leave. Most residential jobs finish in 1 to 3 hours. Same-day service for most repairs across Calgary.
One thing we hear a lot: people are surprised by how fast it goes. A broken double-pane window that's been sitting covered with tape for two weeks is usually a same-day fix once you call.
Same-day emergency service
Emergency Glass Repair and Board-Up Service in Calgary.
A broken window in a Calgary January isn't something you can leave until next week. Within a few hours, an unboarded opening can drop room temperature significantly. And beyond the cold, there's the obvious security issue.
We offer same-day emergency service for residential glass across Calgary. Where the replacement glass can't go in the same day, because the unit is non-standard or needs sourcing, we board up the opening first. That secures the property and keeps the weather out while we get the right glass organised. Boarding is temporary. Permanent installation follows as soon as the glass is ready, usually within 24 to 48 hours.
- Impact damage from break-ins or debris
- Post-storm and post-hailstorm breakage across multiple panes
- Shattered shower or patio door glass from sudden failure
- Thermal stress cracks following a Chinook event
With tempered glass specifically, the pane shatters into small pieces rather than large shards. Safe removal of shattered tempered glass is part of the job.
Local context
Why Calgary Is Harder on Residential Glass Than Most Cities.
Most cities don't get Chinooks. Calgary does, and they're genuinely rough on glass.
Thermal Stress Cracks
When a Chinook rolls through, temperatures can jump 20 degrees Celsius or more in a few hours. Glass expands and contracts with temperature. Large panes can crack from thermal stress alone, no impact involved. These calls cluster in winter, especially in SW and NW Calgary where the Chinook effect is strongest.
Hail Damage
Calgary sits in Canada's most active hail corridor. According to Environment Canada data, the primary season runs June through August, and the city sees some of the worst hail events in the country year after year. A serious storm can take out multiple panes across a home in a single event.
Accelerated Seal Failure
Calgary winters add pressure on window seals. Temperatures holding at minus 30 degrees Celsius, combined with the freeze-thaw cycling that comes with Chinook seasons, accelerate IGU seal failure. The standard lifespan for a residential double-pane unit is 15 to 25 years. In Calgary's climate, most land closer to the lower end of that range.
"In Calgary, most residential glass failures come down to one of three things: hail impact in summer, thermal stress from Chinook cycles, or seal failure in double-pane units after 15 to 20 years. Once you know which one you're dealing with, the fix is usually pretty straightforward."
Worth considering
Upgrading Glass When You Replace. Is It Worth It?
Short answer: often, yes. Especially in Calgary. If you're replacing a failed IGU anyway, the frame is already out of the equation. The cost difference between a standard replacement unit and a low-E unit is smaller than most people expect, and the performance difference in a Calgary winter is real. Low-E glass reduces heat transfer through the pane by 25 to 50% compared to standard glass, which adds up across a full heating season.
A metallic coating on the inner pane reflects heat back into the room in winter and blocks solar gain in summer. Best all-around upgrade for most Calgary homes replacing a failed IGU.
Argon gas between the panes instead of air. Better thermal insulation than air-filled units. Often combined with low-E coatings. Standard in most new IGUs we install now.
Three panes. Better sound insulation, lower heat loss. Makes the most sense for large south-facing or west-facing windows that take the most Chinook pressure and sun exposure.
We'll walk through the options during the assessment. If a standard IGU is all the situation calls for, that's what we'll recommend. No upsell.
Why Great Choice Glass
Why Calgary Homeowners Call Us.
We've been doing residential glass in Calgary for 15 years. That experience matters in ways that aren't obvious until something goes wrong on a job. We know which IGU configurations are common in Calgary homes from the 1990s and early 2000s. We know the difference between a thermal stress crack and an impact crack on sight.
Mobile Service. We Come to You.
We show up at your property. Nothing to drop off or arrange transport for. We bring the tools and the glass to you.
Glaziers. Not General Contractors.
Glass is all we do. That focus means faster jobs and better precision than a multi-trade outfit that also does painting and flooring.
Code-Compliant. Work Guaranteed.
Every safety glazing location, shower enclosures, door sidelights, glass near floor level, meets Alberta Building Code requirements. Our installations are backed. If something isn't right, we come back and fix it.
- Honest assessments. If the frame needs attention outside our scope, we say so rather than patch around it.
- We quote before we start. You'll have a firm number before we pick up a tool.
- We cover all of Calgary. NW, NE, SW, SE, inner city. Tuscany, Cranston, Brentwood, Ramsay, Bankview, all of it.
Common questions
Frequently Asked Questions.
That's exactly what we do. The glass unit comes out, a new one goes in, and the frame doesn't move. This applies to single panes, double-pane IGUs, and shower panels. If the frame itself is damaged or structurally compromised, that's a separate issue we'd flag during the assessment, but in most residential calls the frame is perfectly fine.
The edge seal between the two panes has failed. Once moisture gets inside the unit, it condenses on the inner glass surfaces. It won't clear because it's not on the outside of the glass. There's no repair for a failed seal. The entire IGU has to be replaced, glass only, the frame stays in place. Most residential IGU failures in Calgary happen between the 15 and 20 year mark, sometimes earlier given the climate.
Yes. Same-day service for most residential glass emergencies. For situations where the exact glass needs to be sourced first, we board up the opening to secure the property, then return with the replacement as soon as it's ready. Call (403) 796-5485 and describe what's happened. We'll tell you straight away what we can do and how quickly.
Most Alberta homeowner policies cover accidental glass breakage, including hail damage and break-ins. It's worth checking your deductible before claiming though. A lot of residential glass repairs come in under the deductible amount, so claiming may not be worth it. If you do need to file, we can provide a detailed invoice and documentation for the insurer.
Alberta Building Code Section 9.8 requires tempered safety glass in all shower areas. Framed shower doors use 6mm tempered. Frameless enclosures use 10mm tempered. Standard annealed glass is not permitted in these locations regardless of thickness. All our shower glass installations are code-compliant.
Most standard jobs wrap up in 1 to 3 hours on-site. A broken single pane on a ground-floor window is usually under two hours. A double-pane IGU on an upper-floor bedroom might take a bit longer to handle safely. If a unit needs to be specially ordered, we'll give you a timeline upfront before leaving the assessment.
